Room wanted in Denver

I am a female aged 62. I am looking for a large room. I am available to move from 05/15/2026 and have a budget of $700/month. I would prefer to share ideally between 40 and 75 years old. I'm sorry, but I don't want to live with children. I love them but can't relax with them.

If there is a backyard or balcony, that would be great. I do have certified ESD. She is 10 and loves to sit outside, or on a balcony.
She is sweet and people. She is 55lbs a border Collie/Retriever mix. I am actually a little allergic to her. I will always vacuum any fur promptly. Picking up poo is part of having a dog. People who don't pick up after their dogs annoy me. I have never not picked up poo. Very well-trained and has not ever pooped in my house, balcony even a terrace. She will hold it until she gets to grass. This has been the case with every dog I have had.
I am a kind and respectful person.
Oh, and I am allergic to pollen. Indoor flowers do bother me if they are close. Outside is fine.
That is me. I spend a lot of time in the house. So, it would be nice to have shared sofas in the media room.
