Single, female student looking for a private room

I am a single female college student aged 55. I am available to move as soon as possible and have a budget of $1100/month. I do have 2 cats and do smoke cigarettes (outdoors only). I would prefer a furnished room with a private bathroom if possible but unfurnished and a shared bathroom is fine as well. I am currently a full-time online college student so would be home studying most of the day. I currently rent a room in a single family home across the street from CSUN in Northridge. My landlords have sold the home and will assist me in moving costs. They also will provide an excellent reference and perfect payment history. I have stable, permanent income and own my own car.
