Seeking Room in Harlem Under $1500

Intended Move-in Date: I am very flexible and can move in pretty much anytime between now and summer

Main things I am looking for: dishwasher, in building washing machine, under $1,500 with utilities

Nice to have, but not a dealbreaker: in room thermostat, garbage disposal, windows on the longer sides of the room, natural light

Possible Length of Stay: I am looking for a long-term living situation. I am applying to PhD programs and my top choice is Columbia. If I get in, I would start in the Fall of 2027. So I am looking for a place to live until then, but possibly after that as well

Work/School Schedule: I am a dating coach and work fully remotely. I most often have sessions/ meetings in the afternoon and evenings and I do administrative work in the mornings. I also host speed dating at least once a week. I go to bed at 10pm and get up at 8am everyday.

General notes: I am very good at cleaning up after myself and have never had problems with any of my former roommates. I appreciate having house rules/ clear expectations about how we live in the house to avoid having disagreements. I am easy going and don’t have a lot of preferences about what my roommates do. My main concern is that because I work remotely, when I am in sessions I can’t have them be able to hear other people talking in the background. I am going to sound proof my room, but I would need to be somewhere where either the walls are thick enough or my roommates are quiet enough that it doesn’t interfere with my meetings.
