Searching for Room or Roomie

Greetings! My name is Maya. I currently work as a tutor/mentor for kids with special educational needs and will likely return to teaching English as an adjunct at one of the local colleges by next semester, I'm a writer, and I volunteer with a couple local not-for-profit orgs. All to say, an excellent roommate match would be one who also works in the social or educational sphere or in the arts! I'm also confident I would get on well with any serious college students, despite our age gap. Some of my students are virtual, and I do other work from home, so it's imperative that I have a reasonably quiet and private space to work (it'd be a major bonus if there were a space I could use other than my bedroom or--more likely--that the room I rent is large enough to accommodate an "office area"). I have a vehicle and require a space to park (street parking is fine so long as it's available). I love cats, I'm cool with dogs, and I'd be open to rooming with someone with a child in the right circumstance/environment (I know how difficult it can be for single parents to find a tolerant and trustworthy roommate). I'm LGBTQ+-friendly and would like to room with someone with the same nonjudgmental, accepting sensibilities.

The main reason I am searching for a roommate or room-to-rent at this time is that my long-term relationship recently ended, and I currently work part-time (making this a financial imperative). I expect to only need to room-up through the summer, but I am open to staying longer in the right situation/environment. I am a highly social introvert, meaning I get along with most people and value being sociable, but at the same time, I need time alone and value that (i. e. I won't be a bother to those I cohabitate with). I absolutely respect the privacy and boundaries of others (and expect the same!). I'm hoping to room with a woman/women but am open to renting from/with a male if the situation were clearly comfortable, respectful, and safe.
A couple bonuses that aren't necessities: if the environment were large or friendly enough that I could occasionally have my mother or a friend over, and if I could decorate my personal space some--at least some lights and a few wall-hangings/art pieces or posters.
