ISO clean, responsible, friendly roommate

Most important thing you need to know about how I live: I'm clean. Not obsessively hospital-level clean, but I need things to be tidy and sanitary. If you don't wipe up spills on the counter, or you constantly leave dirty dishes in the sink, or you let the grime in your bathroom build up to the point it starts changing colors, or you leave misc clutter everywhere...we will not be a good match.

I'm flexible on the amount of rent I can pay depending on what's included in the rent and the amount of space. But no more than $1,400. I'm flexible on a move-in date but it needs to be in January or early February at the latest.

I have 1 small dog. He's fine with cats but not most dogs. He's not aggressive, just uneasy and wants to be left alone. However he lovesssss humans and will be your best friend. He's very calm and quiet and never barks...like, ever. He's 12 and well-trained.

I work from home so I'm kinda always around. I'll need a small space for my office (just a standing desk + office chair + 1 tall bookshelf). I would prefer my own bathroom, and a place with lots of natural light, close to a light rail station (I won't have a car).

I'm an ambivert and I mostly keep to myself. I'm very friendly, just takes me a minute to warm up. I'm big on boundaries and spoken expectations with roommates; Clear is kind. And if something isn't working, I want to address it so that we can all enjoy our home. Words my friends and siblings use to describe me:
authentic, compassionate, hardworking, practical, resilient, open-minded, self-aware, joyful, organized, consistent, fair.

I have no preferences on age, gender/sexuality, or occupation. But I don't want to live with someone who smokes any type of anything. I don't care if you smoke, I just don't like my home or my clothes to smell of it. I enjoy Delta-9 gummies a couple evenings a week, and I drink socially on occasion.

I would prefer someone extroverted but that's not a deal-breaker. And although I don't necessarily have a preference on age, I would like to room with someone who is interested in being friends, as I'll be completely new to the area and won't know anyone. I'm single and looking for warm, fun friends.

If you're clean, pay your bills on time, and are considerate, then we'll get along just fine.
