43y/o F seeking 1bd w/private bath in safe locatio

I’m Jacs (therapist / doctoral student). I’m interested in a private room w/bathroom in a home that’s kept at or below 76 degrees or that has private a/c control or ability to use a portable a/c in-room. I prefer available parking and private entrance, and I prefer quiet roommates who don’t mind white noise, as I work remotely and use a sound machine for HIPAA compliance. My budget is around $1,200 (utilities included is a plus). I’m tidy, quiet, non-smoking, I don’t drink alcohol, I’m vegan but not weird about it, and when I’m not working, I’m rarely home as I’m in a band, I’m a student, and I keep a strong exercise routine. I can move quickly for the right fit, but would prefer to move in around October 15th. I often come in late at night, so if you’re a light sleeper and it isn’t a private entrance, that could be an Issue, but I’m very quiet and respectful so the only real noise would probably be the click of the lock and maybe the sound of the odd grocery bag once in awhile. I also prefer to have a mini fridge and microwave in my room with me, so using the kitchen would be a rarity. Thank you for your consideration and I look forward to meeting you!
