Quiet, Responsible Tenant Seeking Long-Term Room

Hi, I’m Justin, a 51-year-old single male seeking a long-term room rental in a quiet, respectful home.
I’m on SSI with a steady monthly income of $1,200 and SNAP benefits of approximately $225. I have over 5 years of excellent rental history (no evictions in 37+ years or late payments), can provide references if needed, and I take my responsibilities and housing commitments very seriously and value stability. Once moved and settled, I plan to enroll in college. I’m calm, very low-drama, and value peace, quiet, personal space, and stability.
I’m a non-smoker, do not use illegal substances, and a rare social drinker. Due to spinal and knee issues, I use a mobility cane (and a walker on bad days when I'm hurting more than normal), and for safety measures, I use a shower chair when bathing..
However, I’m fully independent and respectful of shared spaces.
It’s important to me that occasional guests—such as a friend or female partner, or family—are allowed to visit once or twice a week, always respectfully and during reasonable hours.
I’m open to a minimum one-year lease and ideally looking for a long-term arrangement. I do not have negative credit — my credit is simply inactive because since my divorce, I’ve rented rooms for years where utilities and leases were in someone else’s name. I also do not have a cosigner, so I’m seeking a landlord or household willing to work directly with me based on my strong rental history and reliable income.
