Single Female Occupant Seeking $700 or Less Room

I am in my late 30's, no kids, or pets (I love dogs, but don't have one currently.) I have a full-time job and have never been late on rent. I tend to be a night owl, but am very respectful of other peoples' sleep schedules. I am pretty low-key and looking for a quiet, smoke free, cat free rental with a move-in date of July 31st/August 1st, 2024. My current lease ends in August.

I would prefer to find a room with a 1-year or more lease (as in, potential to renew at end of the first year) with all utilities included for $700 or less. (If the option to renew isn't a possibility, it isn't a deal breaker, just a preference.)

In my spare time some activities that I like are: reading; especially while sitting outside, exploring the area, going for walks, painting my own nails, and visiting friends.
