In search of a med/large private room and bathroom

I’m not in a rush to move out but keeping an eye out for one unfurnished room with private bathroom for myself.

*I prefer to rent directly from the landlord/ have my own lease agreement.
(I don’t want to share a lease with another stranger/person to prevent any financial problems)

I’m Looking for:
clean, safe area
access to kitchen to mainly meal prep for the week.
kitchen cabinet spaces to store some kitchen things
A safe/shaded area for me to park my car
I’m a full time working professional as a sheet metal drafter/designer in San Gabriel

I’m clean, tidy, quiet
quiet when home
I don’t smoke.
expectations are the same for others living under the same roof as me, especially the cleanliness.
I value having my own privacy and sleep.
I prefer to live with people who are busy , self aware, can communicate and are responsible for themselves and respect the space they live in and follow/uphold the house rules.
