Private bedroom & bathroom wanted

Hi, I'm seeking a top floor private bedroom and bathroom roommate situation in a condo, apartment, or house. Our bedrooms should not share a wall. A split floor-plan / dual master bedrooms with private bathrooms would be perfect for maximum privacy.

Ideal location would be Burbank, Valley Village, or nearby areas. I'd like to keep the rent and utilities combined between $1,300-$1,600/month.

Amenities desired include:
Highest speed internet for reliable ethernet and Wi-Fi connectivity
Central AC & Heat
Off-street or Garage parking
Secured building access
On-site laundry facilities or In-unit laundry

Like me, I'm hoping you're also vaccinated & boosted against COVID-19. You prefer keeping shared areas clean. You're also a non-smoker, drug free, relatively friendly, communicative, and respectful.

I'm a little flexible on the rent maximum as long as utilities and broadband high speed internet are also included. (((High preference for AT&T Fiber as the provider)))

Formerly worked in Accounts Payable department at Warner Brothers until the mass layoffs began due to the merger with Discovery Networks. Now transitioning to contract work. Must be okay when I have a WFH or Hybrid work schedule.

My current month-to-month lease ends on March 31st, and I'm looking for a similar kind of renting situation.
