Responsible, Employed, and Kind Female Seeks Room

I'm a kind, sincere, and respectful woman who just turned 40 seeking a new home around mid-March on the Upper East or Upper West side. I'm employed in international development, responsible, have lived in NYC previously along with many cities with roommates. I'm looking for a clean, calm, and safe space to share. I've been a landlord and owned years ago so I am reliable and capable in terms of home needs. I can also offer references from people I have lived with here in NYC as well as from landlords in Paris where I lived until last year. Thank you so much in advance.
