Single mom & 8y/o seek apt or roommates for search

Dunno why we're so happy about bath time.

Hi! I'm Amanda, a 36 y/o divorced mom of a 8-y/o son who attends school in the Clinton Hill area. (He's not 16, that's the youngest age they'd let me put and they made me put in the ages of both people if I asked for two rooms instead of one). I'm searching for our own apartment or an apartment shared perhaps with another single parent or child-friendly person, OR a roommate or roommates to search together with.
I need to find someone to look with who has:
- on the books income, pay stubs, tax returns, what have you.
- Good credit score.
You will need to fill out an application with my realtor, which costs $95, to prove that you make enough to qualify for about $1200 worth of apartment.

The reason being, I have an amazing credit score but don't have all that paperwork because all my work is cash/off the books, and I am relying on my fabulous credit score, bank statements, slightly okay guarantor and the fact that I can put down extra months rent or deposit... so I need a roommate who's got the W2s, 1099s, tax returns, and all that stuff.

- Some preference for a female roommate, but not set in stone.
- COUPLES TOTALLY WELCOME
- fellow single parents welcome (kids could share a room, we have a bunk bed.)

Must tolerate children (I have one awesome 8 year old son who is sometimes around), not have pets, either not smoke or be willing to smoke only outdoors, be able to afford around at least 1100 a month, and be okay with knowing that foot fetish videos are being filmed in the living room during the day. Big plus if you want to shoot too! Just be able to let us sleep at night, keep a clean house and don't bring anyone around who steals or is dangerous to my kid.

Me: Mid-thirties, kinda goth, purple-haired, an artist, and also somebody's mother. Go to bed early most of the time. My kid is a mad genius, despises Donald Trump, can quote portions of MLK's I still have a dream speech...he is being raised in a relaxed way, is not a delicate flower, has heard people curse and seen people drink plenty of times and been to bars and rock shows, as long as you don't dare to say sexist, racist, ____-phobic stuff in front of him, you don't have to worry about the fact that there's a kid around.
I'm 420 friendly, LGBTQ+ friendly, fellow single parent-friendly, other races nationalities & religions etc and future roommate needs to be too.

I'm looking for a 2-year lease but you do NOT have to commit to staying the whole time. I can always get a new roommate if you move on.

Need someone who can move ASAP, as in, Feb 1, Feb 15, Mar 1, etc -OR- at least give the realtor your application immediately, SAY you're moving in immediately, and move at your leisure.
