Age 31 Professional W/ Room for Rent

Hello!

Smaller, somewhat historic home in a great neighborhood/area with a golf course and a mountain basically in the backyard. Room for rent is adjacent to the bathroom and an office space. Size of room is on the smaller side and will be unfurnished. Fully stocked kitchen, with a furnished dining room, family room, Arizona room, and a "front" living room. Laundry is on site. There is only 1 bathroom, with plans to add an additional in the future adjacent to the laundry.

Utilities are not included in the rent price. They range with usage, during the hot season they get as high as about $150 (per person), and when it's cooler it's gotten as low as about $60. Broadband is included in the rent price.

I am looking for a roommate that is preferably stable, considerate, reliable, and maybe even friendly, i. e. we may have similar interests and/or viewpoints. Especially wouldn't mind someone who is fine with being a bit more co-habitable such as with cooking (meal prepping especially), grocery shopping, as well as other amenities that can be decided upon if it comes to it.

A lil' about me is that I work full time M - Thr at a manufacturing facility in downtown Phx. I'm a pretty nerdy dude, I play board and card games, go hiking, as well as do stuff around the house, especially trying to beautify my overly large yard, cook, relax, or paint.

I do have a cat, and her name is Buttons. If you have a pet it can be considered but I prefer no large animals. She is the definition of a scaredey-cat, very sweet and doesn't hurt anyone, but will bounce at the notion of a stranger or other pet. I especially would prefer to not have a situation where anyone has to keep a pet trapped in a room for most of the day because they need to be kept separate.
