Hi!
I'm leaving my apartment on the Upper West Side (near the 79th street subway on line 1) and I'm looking for someone to do a lease transfer.
The apartment would be available from the beginning of May for one year (the lease can be renewed if you want to stay longer). It's a one bedroom at $2600 per month.
The apartment is furnished, and I'm selling all the furniture for $4400. This includes a looot of stuff like a 55 inch 4K TV, two desks including a standing desk and a computer monitor, a portable AC, a nespresso machine and much more. I'm looking to sell everything at once, I don't sell items individually.
Doing a lease transfer allows you to be in a furnished apartment, saves me from having to throw out some furniture, and saves you from paying a broker's fee (if the rental agency writes a new contract rather than a transfer, it implies emptying the apartment of furniture and the future tenant has to pay a broker's fee of nearly $5000). It’s a win win situation 🙂

04/19 Update:
I'm updating this post with more recent photos and to answer your most frequently asked questions:

- There's a superintendent who takes care of all kinds of problems who lives in the building.
- There's plenty of natural sunlight all day in the main room (living room/kitchen), which faces south. There's natural sunlight in the bedroom mostly in the morning.
- The apartment is on the 4th floor in a pre-war building. There is no elevator.
- There is a laundromat 20 feet from the building, and also a semi-automatic washing machine that I bought that is included in the furniture that I sell. It can be connected to the sink or bathtub, and can be used to wash medium-sized loads.
- There is no dishwasher.
- You will be responsible for paying utilities (wifi/electricity). This is a lease transfer, which means that I am transferring the lease to you and the charges will no longer be in my name but in yours.
- I am looking to transfer the lease to someone who is willing to purchase the furniture. The apartment is not available without furniture. It is possible that the rental agency that currently rents the apartment to me offers similar apartments without furniture, but they charge a broker's fee equal to 15% of the annual rent ($4680 for this apartment). I've negotiated with them so that you don't have to pay this broker's fee for the apartment I'm living in if I find a tenant myself. This means that not only will you pay less for the furniture than you would have paid for the broker's fees, but these furniture will belong to you, so you can resell them if you leave the apartment.
- The rental agency will ask you for standard documents: application form with a few questions and requests for information. They also ask for a credit check, photo ID, 1st page of most recent tax return or current paystub and a letter from employer re job position and pay and length of employment. They are relatively flexible about this. When I arrived, I didn't have a pay stub because my job wouldn't start for another 2 weeks, but they accepted me anyway. They ask that your annual salary be more than 40x the monthly salary (so more than $104,000 a year), or that you have a guarantor whose annual salary is more than 80x the monthly salary. If this is not the case, I believe they can also accept you if you show that you have enough funds for the apartment. For my part, I don't ask for anything apart from payment for the furniture when you sign the lease (the agency will add a document on this subject).
