33m Chinese American looking for housemate to take 1br

4b 3ba single family home (you will have your own private bathroom).
Master BR = (13'x13' @ 1300) - the walk-in shower [not tub] is the master bath
Smaller BR = (9' x 12'~ @ 1100) - two rooms are pictured and you can choose either

Must be OK with 2 cats, NO more pets unfortunately, no drugs, smoking, partying, not loud, etc
If you are very particular (potentially linked with high anxiety), then we may not be a good fit - always down to talk and be upfront about expectaitons.

Existing housemate is ~40y/o asian female, on separate side of the house with her own 1br 1ba, kitchen, etc. She does not share any living space except the driveway and occasionally walking through the front/garage door.

PARKING: 2 spots in garage available, 3 in the driveway, and plenty of street parking so guests = absolutely zero issue.
120v outlet in garage if you need level 1 charging. There are 5 chargers in the Ralphs plaza behind us as well.

UTILITIES: ~$150-175/mo split between 3 parties (slightly more hot/cold months)

Ralphs is literally behind us around the corner, decently close to freeway. Quiet neighborhood. Lots of good Vietnamese food in the area.
