I will contact you to schedule a brief meeting, at a public place to get a sense of each other, ask any questions we may have. At that point, if seems like a good fit for both of us to have you rent the bedroom, then we'll go to the home for you see the place.

The rental bedroom is 12'x11' and for one (1) person only. The private bathroom is only for you.

There will only be me and the renter living in this home. You will have lots of privacy.

Rental price per month: $900 and 50% SMUD bill, which is typically low. My home is well insulated, including the windows. I was with cold water. Rental price includes utilities: Wifi, PGE, Garbage, Water, Sewer, and security patrol.

The home is a spacious house in the Rollingwood Hills community. Upper scale.

I keep my home clean and clutter free.

There is a large pool area with relaxing high-back lawn chairs and a bathroom house with a shower and toilet.

Renter will have access to the living room, laundry room, and kitchen. In the kitchen you will get a cupboard for your own items, access to the microwave, half the space in refrigerator and freezer. A parking space in the driveway, if you have a small, or, medium car.

Rental bedroom size is 12' x 11' with a 6 ft wide closet that has sliding doors.

The bathroom is spacious and across the hall from the bedroom. No other person uses the bathroom except the bedroom renter.

Renter will need to provide the following to qualify:
1. Proof of income (current pay stubs).
2. References with telephone numbers.
3. Most recent Copies of all three of your Credit Report. (You are entitled to a free report, once per year. If you do not know how to find it on the internet, ask me for web address.)

Type of Renter sought:

1. Someone that is seeking to rent long term, such as a year or more. There is no binding contract to make you stay, unless you want one.
2. Easy going, and No drama.
3. Full time job out of the home.
4. No smoking cigarettes, no vaping, and no pot smoking in the home or on the property.
5. No guests, visitors, friends, lovers, or, family, in the home, ever. In respect for the renter's privacy, I never bring my family, or, friends, etc. into the home.
6. Has the income to pays rent on time every month.
7. No pets.

There is no storage space included in the rent. There is affordable place with small to large space known as Cubic Smart.

About a mile west from me is the Raley's Super Store, Walmart, Winco, and Safeway, and numerous banks, hair cutting places, and shopping centers and restaurants.

About 1 -1/2 miles north-east of me in Orangevale on Greenback, is popular hang out place that makes home-made ale / beer.

The American River bike / hiking/walking trail is about a mile south from me. Orangevale Park is about 2 miles north-west of me. They have many activities, such golf-frisbee, hiking, walking groups, etc.

Two movie theaters about five miles south of me in Folsom. The high end shopping mall Palladio is 6 miles south of me in Folsom.
