Home owner seeking female roommate

I offer a fully furnished bedroom and private detached bathroom for rent. Available from March 15- June 15
I have a tenant scheduled to move in late June 2024.

The spare rental room is fully furnished with a queen bed, shelves, drawers, a small closet, two windows with screens and light blocking blind, a smart tv with streaming services, Wi-Fi, utilities included in rent.
A separate full private bathroom, a separate full refrigerator with top freezer, a separate private pantry, on site laundry, central heat and AC.

The property has updated appliances including a dishwasher, cooktop stove and oven, microwave, ice maker, fully furnished kitchen, bar, dining room, living room, and shared linen closet. 
The basement hosts a stationary bike, treadmill, yoga mats, addition social space, and storage. 
The rent cost includes all utilities, Wi-Fi, and security cameras. 

I am located less than 3 miles from Miami Valley hospital, 5 miles from Kettering Hospital, and is within 8 miles of Soin medical center and hospital as well as the university of Dayton, Sinclair Community College, Wright State University, and the Wright Patt Air Force Base. 

There is public transportation available all around the city, including the free flyer public buses, spin scooter rentals, the public paid RTA, and Uber or lift service at all hours. 

I only accept female identifying renters.
No dogs or cats,
I have two dogs.

I have high expectations for cleanliness and order in my home. There will be a biweekly cleaner that comes by to clean the shared spaces and my bedroom and bathroom.
The rental room can be added for an additional fee of $50/month.

Rent is month to month, with a one time security deposit at the beginning of your stay. $300 at time of move in.
Partially refundable. $150 will be used for move out deep clean of the living space and refrigerator.

Rent is due by noon on the 1st of every month and will not be prorated for move in/out dates.

I am also a very liberal person, and I do not tolerate racism, sexism, or homophobia in any form.
I do not allow religious expression in the shared spaces of my home. I don’t care what religion you follow, if any. As long as it is kept within your own room and is not imposed in the shared spaces.
