SECURITY DEPOSIT: Security deposit is equal month's rent and is returned in full if room is released in same condition, such as damage free, clean and clear of belongings.

TERMS: Month-to-month rental agreement. Fixed Utilities included, except for SDGE and water. We will pay large portion of water and large portion of SDGE with the remainder divided between tenants, seeking to encourage conserving electricity and water.
