Cute Room for Rent in an Even Cuter Beah Town!!

Small 6 unit building across the street from a large, open, clean park/grass area.

Upstairs unit, 2 bedroom, 1 bath. I am looking to rent out one room with shared access to living room, kitchen, bathroom, and dining area. The apartment is walking distance to restaurants, bars, breweries, and other various local retail stores. Its also in close proximity to LAX airport, beach, 405, 110, and 105 Freeways. The town is quiet, quaint, safe, friendly, and family oriented.

Non cigarette smoker preferred and no illicit drug use.
Im trustworthy, respectful, easy going, responsible, drama free, ethical and kind and require the same in a roommate . No couch surfers. No overnight guests. And although I do enjoy going out and having a good time, this wont be a party house. Im hoping to find a responsible, considerate adult female that would feel safe, happy and comfortable to share my space respectfully.

Oh! And no additional pets since two little boy kittens already reside here (so please no one with cat allergies).

There are separate locks on each bedroom door for privacy - you will have your own key for access.

I am the primary lease holder and Im subletting the spare room so there will be a non-formal written roommate agreement between you and I with the terms of the tenancy provided - Willing to discuss a month-to-month lease once initial contract is up but not looking for an overall long-term roommate.

Proof of income and standard credit check prior to acceptance of the application is required and the fee for credit check will be applied to the first months rent as long as application is approved. If credit check is good, deposit of $500 in addition to first months rent prior to move in is required. If the credit check is poor, deposit fee will be increased respectfully or application may not be approved. Deposit will be returned once you move out and a walk-through is completed with both of us present.

Wi-Fi, electric, gas, water, and trash utility fees are included in the overall monthly rent. The washer and dryer on unit is coin operated or you can download the app and pay that way as well.
