Hello! I'm renting out my master suite, and seeking a well-mannered, educated male. All utilities included.

- 250+ sqft main room (not including bathroom, closets)
- 9ft ceiling (instead the standard 8ft)
- Near-new soft carpet
- Hard floors everywhere outside of bedroom
- Ceiling fan with remote & phone app control
- 2nd floor
- 2 Closets (1 large, one small)
- Large tub & separate shower
- Dual vanity
- Separate toilet room
- Quiet, gated community (no airplane sounds)
- Shoes off indoors (shoe-rack provided)
- 2350 sqft home with outdoor seating area, patio, nice grill
- Driveway parking
- 2 existing roommates who are awesome, quiet, college-educated, & respectful, around the 28 - 35-ish age range
- High-speed cable internet (currently 500mbps)
- Super convenient location,, with parks & groceries within 1 mile. A few miles from the strip.

Misc terms:
- Nothing against girls, but we'd prefer to preserve the vibe by considering only guys. If the existing roommates are okay with a girl roommate, I don't have a problem with it.
- Guests are not a problem, but no live-in significant-others. This has never been a problem.
- We do not accept smokers. Occasional 420 in the backyard is no prob.
- We do not accept criminal record holders. Background check will be pulled. - - Security deposit will be refunded if (and only if) the renter leaves the room in good condition, and has paid for at least 6 months of rent.
