Shared Living Room

Hi!

We're 4 people looking for the right person to make our home complete. Here's the situation:

LOCATION
The 5(R) and 24 bus lines are right outside the front door and the 21, 22, 31 are just a few blocks away. MUNI is convenient, but street parking is not. Within walking distance, there's more grocery stores, coffee shops, restaurants, outside seating areas, and bars than anyone needs. I think the 4 of us can agree that one of the best things about whatever you want to call this neighborhood is Popeyes.

THE HOUSE
There's 5 legitimate bedrooms so you can imagine the place is decently sized. We have a living room/dining area, kitchen (with a freestanding dishwasher that we don’t use, garbage disposal, gas stove), washroom, water closet, spare "reading" room ...though I suppose you could do other things in there, a back laundry room with washer/dryer plus another water closet, and a pretty good stoop that we like to sit on and take in the beauty of the Western Addition/NOPA on nice days. There's also access to a small enclosed backyard a roof with a nice view of the city.

THE ROOM
It's a pretty decent sized room and it's got tall ceilings and lots of space. At $950 a month and it's a sweet deal for this insanely overpriced city. You've got a big window, a closet, room for a queen sized bed, a desk, a dresser and whatever else you want in the room. But come on, how much stuff do you plan on bringing? It is in the middle of the house between two roommates so it's not ideally situated for a light sleeper since you hear the 5 driving up (Hopefully, you're a heavy sleeper) and down the street all night long. The roommates on either side of the room keep the noise down and are considerate and you should be too.

THE CURRENT OCCUPANTS
We're all in our 30's to 40's and have day jobs and creative endeavors on the side and are pretty low key. We get the bills handled on time and share the cost of house supplies and cooking basics. We're clean and have cleaners coming once a month to pick up our slack in the common areas. We're decent people and get along well with each other. Sometimes we have get-togethers with our friends over but aren't a party house (and don’t want it to be). There's 2 girls and 2 guys.

THE COST
Deposit: $950 + first month's rent
Monthly Rent:$950 (common area cleaning included)
Est. Monthly Utilities: $75
Est. Monthly House Supplies (e. g. Toilet Paper, Cleaning Stuff, Cooking Stuff): $15

TERMS
Three month trial to see if you're a good fit. Month to month. 30 days min notice prior to move-out on the first of the month.

YOU
Any gender welcome, it doesn't matter. Be in your later than earlier 20’s to 40's, respectful, pay your bills on time, and chip in/clean up without having to be asked. Please have a steady job and have your own side hobbies out of the house too. Have a drink with us every now and then and have a good sense of humor. No animals. Basically, have some decency, common sense, and be easy to get along with. We are asking for only one tenant, not two, so couples will not be considered for this room. That's about it for now. We'll grill the hell outta you when we meet you. :)

If you fit the bill, we'll get in touch by August 15th or earlier for the first round and schedule a meet and greet. Room available earlier if needed. Let us know if you're interested in moving in earlier and we can discuss pro-rating.
