Room in a house w/large yard and off street p-king

I am looking for a responsible, clean ADULT roommate that pays their rent on the first of each month and utilities when they are due. I require proof of stable, long-term income and would like references as well. No couples.

Please do NOT stop by my house unannounced and/or leave notes.

REQUIRED:
-Full-time VERIFIED employment. You will provide evidence of this (Most recent pay stubs) if I decide to set up a time to visit the property.

No exceptions.

Non-smoker preferred. No felonies or people with a violent past, 5150's, etc. Good credit. No drugs preferred, but one roommate does smoke pot, but he does that outside. It is a pretty quiet household, and privacy is respected. Utilities are split between three of us: the gas bill is about $25 every month, the Internet is $28 per month, power/water works out to $60-$75 per month, depending on what season it is. Plan on at least $125 for bills each month and it will likely be around that, especially if utilities are used responsibly and things like air conditioners and gas heaters are not left on all night or when you leave and don't turn them off. Bills are posted when they come in on a cork board in the kitchen with the split for everyone.

The house is 4 bedroom and 3 bathrooms, one bed and one bath are upstairs over the garage. Off-street parking in the driveway or behind locked gates, washer and dryer on site, shared living area and full kitchen.

I have one cat who is friendly, but mostly very lazy.

I have lived at this house for about 13 years, have never been late with rent and bills are on auto pay.

The house is mostly brick and is on a pretty sizeable corner lot (a little over 14,000 square feet or 1/3rd of an acre) and is surrounded by a 6ft concrete block wall with three gates. It isn't the prettiest house on the block for sure, it needs a coat of paint on the outside and the trees and bushes are overgrown, lawn isn't much to speak of but it is large and clean on the inside. It has some potential, so I am open to ideas if you like the room and are a good fit. There are also orange and lemon trees on the property. There is also a large wall a/c unit in the common area and a piano.

The room is 10' 9" x 13' 10" and has inwall storage covering one wall in the form of drawers, cabinets and a closet. There is a small wall a/c unit that cools the room down well. Additional space in the hallway is available as well. Bathroom is full. Overnight guests are permitted for up to two consecutive nights.
