RARE 2 bedrooms available in my 3br2ba apartment. Both rooms are available for move-in on 10/01/2019 and will be agreeing to signing a full 12 month rental lease agreement with the owner who lives out of state at the moment. I have been living in this unit since starting grad school @ Columbia University back in 2015 and clearly I don?t want to leave yet, so I need to find 2 chill, FEMALE, non-smoking, professionals within my age range who are respectful, kind, and clean.

**ABSOLUTELY NO COUPLES ALLOWED**

BEDROOM #1:
**Smaller of the 2 rooms available?therefore it also costs less than other 2 bedrooms** Features direct access to the unit?s beautiful balcony (which you can catch a glimpse of Central Park from?SO COOL!!!) and this room fits a full-size bed plus has a closet built into the wall that is rather spacious!!

BEDROOM #2:
LARGE bedroom fits easily a queen size bedroom, bathroom is within steps of this bedroom. LARGE closet space built into the wall and 2 large windows which lets in lots of natural light during the day time. Brand new A/C was installed in this room a couple months ago (each room, including the living room, features a powerful in-wall A/C unit appropriate to size of respective room). Prior roommates have had both a loveseat sofa AND their Queen size bed typically (to give you an idea of this rooms size) and STILL had plenty of room to move around inside (ya know, the space for all the activities).

UNIQUE, RARE APARTMENT FEATURES:
-ENORMOUSLY spacious common living area, with an open layout minimizing dead space, with separate kitchen (small), dining area and table which seats 8-10 ppl. The living room and all other common areas are pretty much already fully furnished (not opposed to new additions, if appropriate and is requested by future roomate to have); currently we have a super comfy, large sectional sofa set up with a flat screen TV.
-kitchen features an in-unit Washer/Dryer (SO convenient), as well as a dishwasher and featuring all new appliances installed since I?ve moved in (newer appliances)..

*Hot Water & heat ARE included in monthly rent
*Utilities including electric and cable are NOT included in total price of monthly rent shown and are paid independently: electric bill is split between the 3 roommates at the END of each years lease (~$200-300/pp/per year) and TV & cable bill is collected monthly (via Venmo payment) to myself (~$40/pp/per month).
**Our apartment is a third floor walk-up** located in a quaint, quiet residential area directly off of central park west, with views of the park visible right from our balcony.
-2 blocks away from MTA subways lines at 103rd street station for the B, C trains. Short walk away from Columbia University and plenty of dining and shopping options also within close reach for walking to!.

Seeking 2 females (working Professionals preferred) who are able to commit to signing a lease for a minimum of 1 YEAR from time of signing in October 2019.
**My roommates MUST be okay sharing an apt that already has a pet living there (but whom does not shed really ever!)? my cute 9month old Riley, she?s an adorable little Australian Shepard who is completely house trained and sleeps in her crate located in my room (master bedroom). **ROOMMATES MUST HAVE EITHER AN INCOME (will need proof of such via emailing of a current pay-stub for validation of income and ability to afford rent, on time, each month. If you can?t fulfil this requirement, that?s ok! But you must have somebody sign a guarantor agreement who will vouch for you should you and whom will be held financially responsible for the entirety of your portion of the rent for the full year should you become unable to make payments yourself, every month, on the first day of each month.
****Although I do indeed have a pup living with me currently, I do not want any other pets joining us and so it is with regret I must enforce the ?No pets allowed? rule (sorry!). Non-negotiable..
