Home Share in Vacaville

Rent: $2100 per month. 6 month to 1 year lease. House is furnished and is being shared as-is. Payment will be accepted via check on the first of the month.
Deposit: $2100. Total at move-in will be: $4200. Willing to prorate first month rent depending on move-in date.
Access to house: You will have the guest bedroom and full bathroom in the hallway. It already has a queen size bed (new bed just purchased a few months ago), cable box ready to go (you just need to connect a TV) and high speed internet and WiFi. Can share the office (has a desk, chair, monitor, and modem for hardline internet connection is there (but there is WiFi the entire home and you can even get signal in the backyard). There is also a leather couch/futon in the office that you can use when you have guests if you would like. I will need access to the office when I am there.
Parking: You can park in the driveway or street (plenty of space). I will still keep the garage for my some of my stuff and car when I am there. I am open to you storing a few things in there if you would like (like suitcases and such if it is necessary).

The house is fully furnished. Kitchen has pots, pans, plates, glassware, etc. There is a washer and dryer in the main hallway of the home that you can use. I made some updates in the last few months like added nice shutters to the main living/dining room, installed mini-blinds to the guest bedroom, office, kitchen and family room. I have also cleaned up a lot of the landscaping in the backyard (trimmed trees and other things). I also installed an air purifier in the air conditioning/heater/HVAC system.

Utilities:
Water: We can split the water bill 50/50 (approximately $50 p/m)
Trash: We can split trash bill 50/50 (approximately $50 p/m)
Electricity: We can split electricity bill 50/50 (can vary depending on use. Average $60-$80 p/m)
Internet/cable: You can pay me $100 per month for this. I have the premium cable (HBO and other movie channels) and high speed internet. I will pay the rest of the bill (~200). (billed monthly)
(Note: I will pay for the house landscaping. I have a landscaper that comes twice a month.)

Other details:
I will have access to the house and will need to stay there sometimes depending on my work and travel schedule. I imagine that you will have the house pretty much to yourself 70-75% of the time. I will call/text you to let you know when I will be home, especially if it is a weekday, as I will need access to the home office. Please let me know when you have guests so I am aware of them and don’t interrupt. You can use the furniture, TV in the living room, outside, etc. All the furniture is pretty much new and I just purchased it in the last few months. The neighborhood is relaxed and there is walking and biking paths very close by. It is at the beginning of a very nice area in Vacaville (Browns Valley). It is also less than 5 minute drive to a nice grocery store called the Nugget and same distance to the freeways. There are also other supermarkets like Safeway and stores like Target on the other side of the freeway. It is also very close to the Nut Tree which is pretty popular in Vacaville and has a lot of shopping and food places.

A couple of small other things: I have some small plants in the yard that I would appreciate help watering. I have an irrigation system but there are some stand-alone plants that require some watering. During the winter it will not be too much of an issue because it will be cold and hopefully we will get some rain. I would also appreciate you taking out the 3 toters (trash, recycle, green waste) every week. Trash collection comes Tuesday mornings and need to be placed on the street the night before.
