2 Room mates needed for cute house in Cranston!

Hi all! I'm Amanda, a recent homeowner. I work in higher education and student affairs and am in my mid 30s. I'm a huge nerd, so you'll notice the house is decorated with Harry Potter and Disney memorabilia. I love hosting game nights, dinner parties and other themed events. However, quiet nights in or nights out to provide my room mates space and privacy is also fine. I have a pretty active social life so I'm not usually home on weekends for long. I'd love room mates who I can hang out with, but that is not necessary. At the moment I work from home but that may change. Roommates with night shifts are absolutely welcome and the house is quiet during the day (and I can always go somewhere to work if needed).

I have a 3-bedroom house in Cranston, right near the 6/10 highway (Cranston St area). It's a really nice and quiet neighborhood with off street parking and a 1 car garage. There is a small backyard with a cute patio set up and a grill for your use. I'm looking for 2 roommates. The house, including the rooms, are fully furnished so you don't need to lift a finger! If you do wish to have your own mattress, etc, that is totally fine. There is ample storage space in the basement and several closets around the house to store things. This is a 2-bath house, one on each level. The shower-only bathroom is on the 2nd floor with the bedrooms, and the bathroom with the tub is on the 1st floor. I have a spacious kitchen equipped with all necessary appliances: Dishwasher, Electric kettle, Keurig, Instant Pot, Air Fryer, Toaster Oven, and multiple crock pots. I have one very fat cat and 2 guinea pigs who will be delighted to share the home with you! They love attention. The piggies live in the breezeway, so if you're not into caged animals, you won't be bothered by them.

The smaller bedroom will receive a deduction is rent. It has a full bed, small dresser, closet and nightstand. That is $850, utilities not included. I anticipate utilities being under $200 per person, most likely closer to $140 per person, though it may vary during the time of year. The larger bedroom is $950, utilities not included, and includes a medium sized closet, queen sized bed, medium sized dresser and nightstand. I have two 19" TVs available for use with Amazon firesticks as well, but you're of course welcome to bring your own.

The house is gas heat (base boards), gas stove, national grid electric, and has a washer and dryer in the basement. Verizon is the current internet provider. I have cable on the downstairs TV as well. You are also welcome to utilize my HBO Max, Hulu, Amazon Prime and Starz subscriptions.

I'm looking for 6 months to 1-year leases for both tenets. Preference is for female tenets and LGBTQ+ and POC tenets welcomed and encouraged!
