Large Room with Private Bath (1 or 2 rooms)

Looking for someone interested in a furnished basement room for $800/month (includes util/wifi). Appx 200 sq ft room is in newly finished basement with private bathroom with shower. There is a rear exit in the basement that opens out to the backyard.

Private bedroom is furnished with Queen sized bed, double dresser, vertical chest, and two night stands.
Private bathroom includes a walk-in shower and is in the basement.
Laundry room is in the basement and is shared.
Kitchen is on the main floor and is shared.
Wifi is Comcast 1200 Mbps, but no cable television.
No pets, no smoking, no large parties, and no overnight guests.

A second room is available adjacent. If you need two rooms I'll offer them together for $1200 but otherwise I do not have plans on renting out the second room at this time.

About me: I am a male in my 30s. I primarily work from home due to the pandemic doing IT work for a local company. I tend to prefer to keep the temperature around 72-74 °F.

I got my first roommate to rent the room from here but they are moving out of state at the end of this month. The first worked out well so I am hopeful I can find another good roommate.
