Looking for housemate

I am renting a room in my home with full access to the whole house including an enclosed patio/sunroom, large backyard and access to limited storage in a shed. Your room is completely furnished with large screen TV with soundbar and cable. I have towels, wash clothes and bedding if you don't have your own. This is a shared bath with just myself.
Rent includes all utilities, AC, washer & dryer, lawn care service, snow removal service, cleaning person once a month, parking in driveway, wifi, cable in every room (2 additional tv's plus one on the patio in summer) Firestick with Amazon Prime, Hulu, Netflix, Paramount+, Apple TV and Britbox. I am located in Depew, close to shopping, access to the thruway, the 33 and the Buffalo airport. My home is a 1 floor ranch. I am looking for a housemate that is mature, reliable, dependable and independent.
I am going to be 61 this year, so I am well past the week night parties. I am easy going and get along with others well.
Rent is $800 per month, deposit is $800
(I will accept deposit in 2 pymts if needed). No pets no smoking no drugs.
Available August 1st.
This is a liberal and diverse household.
