A room to rent at South Shore in Ruskin

I am looking for a mature working professional 40 to 60 who is friendly, easy-going, responsible, stable, dependable, trustworthy, and neat. Sorry, no students, unemployed, fixed-income, or couples.

Security monitored home offers a comfortable place to live that is relaxed, neat, and drama-free. $750 monthly ($250 Deposit) includes water, electricity, sewage, and garbage. This room will be available as of 7/1/22.

I am a 58 y/o female veteran who works from home, is easy-going, and is easy to get along with. I am very trustworthy, respectful of other people’s privacy, dependable, honest, and a drama-free roommate.

Expenses – The monthly rent is $750 with a $250 Security Deposit that is partially refundable (less background and employment verification fees). Rent includes Water, Electric, Internet, Sewage, and Garbage – no hidden extras. Rent is due on the 1st of each rental month – No Exceptions.

An application is required (no application fee), Paystubs, driver's license, and proof of employment are needed. Please include a photo, I want to know whom to expect in my home prior to your arrival.

A background check and references are required. If you have past or current arrests related to drugs, theft, domestic and/or spousal abuse, Felonies, or are a registered pedophile/sex offender you need not apply. No Social Security Income as your primary source of income, please. You must be gainfully employed with a high probability of continued employment. No Work-From-Home applicants.

Room – Cozy secondary bedroom with a detached private bathroom that is not shared. The bedroom includes a new full-size bed and new mattress, a brand new TV with integrated internet access for Netflix, Hulu, and other internet programming, a nightstand, and a closet organizer.

Parking – You must have transportation. Driveway parking only. No street parking is allowed, and no garage parking or storage is provided.

Smoking & Drug Use – NO SMOKING or use of any illegal substances or abuse of prescription medications allowed. Smoking is allowed on the patio or anywhere outside of the home. Moderate consumption of alcohol is fine, but NO ALCOHOLICS. Abuse of drugs illegal or prescription is prohibited and if suspected is cause for IMMEDIATE EVICTION.

Pets – No pets allowed. Occasionally, I pet sit, otherwise, this is a pet-free home.

Guests & Parties – No overnight guests please. Visitors are welcome with advance notice. Small social gatherings can be discussed on a case-by-case base.

It is expected that you will treat my home as if it were your own and clean up after yourself.

The sub-division clubhouse includes a swimming pool, an entertaining space, and a gym with showers and lockers (Clubhouse is currently under renovation but will re-open soon).

You are welcome to use all kitchen appliances. If you wish to take your meals to work, please provide your own takeaway containers. You are expected to provide your own food/meals and personal items including toiletries. The washing machine has an automatic detergent dispenser and you will be expected to purchase a specific brand of laundry detergent to fill the reservoir.

The room is on a month-to-month basis. Therefore, you are free to leave at any time without penalty but there are no prorated refunds. The security deposit balance will be refunded if the living space is left in the same condition it was received minus any repairs.
