Greetings!
We have 1 bedroom for rent in a 3 bdrm in Bed-Stuy/Clinton Hill, Brooklyn available starting Jan 26-Feb 1st. Looking for a long-term/permanent roomie to sign the lease, so minimum you'd be here through Oct 2019 (this is not negotiable, sorry) with a lease renewal option. No short term/temporary stays. 28 y/o + only. LGBTQ+ friendly home. Sorry, no couples or pets.

Share the rest of this 1000 sq ft beautiful, sunny, quiet, top floor (3 fl walkup) brownstone in one of Brooklyn's hottest neighborhoods with Jeanie (female, 40's, sports producer, never home) and Kerin (female, 30's, IT, works regular hours and keeps to self mostly). Both are super friendly, clean, very quiet and mostly do their own thing.
There are only 2 other units in the building and everyone is chill and quiet. There is private roof access and an amazing stoop. The apt is a full top floor of an 1899 brownstone with some original details, gets beautiful light and fresh air all day and is on a charming tree-lined brownstone block with friendly neighbors.

*Please note-The current tenant is taking most of the common area furnishings so it will look very different when she leaves. The bedroom will be completely empty. You are welcome to help restock the home!

Few minutes walk to G train at Myrtle-Willoughby or Bedford-Nostrand (get away from the L while you can!), short bus rides to A/C, J/M, or B/D/N/Q trains. 20 min to Union Square or Lower Manhattan, less than 10 min to Williamsburg, Bushwick, Downtown Brooklyn. Please confirm that this location works for you before writing. Bars, restaurants, coffee shops, laundry, groceries, Pratt, Ymca, parks, Citibike stations, all within walking distance. This is a really great hood.
I, Megan, the person you'd be replacing (I'm moving to my own apt), have lived here for 8.5 years and cannot convey how much I have loved it! I'm really going to miss it! This is a rare find. Jeanie has lived here for about 1.5 years, Kerin about 6 months.

This is a friendly and positive living environment so we're looking for someone who appreciates that and wants to help foster it. While we don't have to be best friends, it's important we all get along well and that everyone feels comfortable in their home and wants to live a similar lifestyle.
This is not a party house. It's a relaxing comfortable place to come home to. The occasional friend/overnight guest/out of town visitor is welcome but please be considerate with the frequency.

This is a space for someone who is employed full time (or patches together things that resemble a full time schedule with conventional-ish hours who mostly works outside the house) responsible, very clean, fairly quiet especially during normal sleeping hours, has experience sharing a living space, mature, respectful of others private space and property, mentally well and drama-free, smoke and drug free and not a heavy drinker. Must be able to pay rent on time every month, no exceptions. I'm scarred from a bad roommate situation with someone who had to be evicted so I need to be very clear about expectations. I know this seems like a hefty list of stuff, but really it just boils down to being a mature, decent and considerate human who has their act together. We're easy people who treat home like a stress-free sanctuary and just want the same in our new housemate.

We prefer someone at least over 28 but preferably 30-40+ish. Bonus if you already live in the neighborhood or are familiar with it so you already know you like it here.

Private room is 7x12 with a closet and window and faces the quiet street. It will be completely unfurnished. There is 1 shared bathroom but mornings are never a problem.

The landlord is reasonable and I don't have any complaints. Anything major is immediately addressed but she doesn't want to be bothered with dumb little stuff like lightbulbs.

The kitchen is a good size with more than enough room to cook (tons of counter space!) and there is a cozy common space.
Window a/c units are provided in the summer. Laundromat is around the corner.

$915 + about $50 average utilities and contributing to household supplies (TP, dishsoap, etc-it's negligible). 1st month rent plus 1 month security to move in/hold the spot. Rent is due for the upcoming month on the 29th if paid in cash/direct deposit/electronically (ex. April rent is due March 29th). Seeking someone for Jan 26-Feb 1. To start, we'd do a written roommate agreement and then add you to the lease after a bit.

*You'll need a reference from your most recent landlord and proof of income/employment.*

Please respond with info about yourself including your age, typical schedule and your availability to stop by to see the apt (I'm flexible).

Mention "sriracha" so we know you read the whole thing. And please do read it. A lot of ppl don't really read the ad or it's not the right commute or environment for them or they're not serious about moving and it wastes a lot of time. We appreciate you taking the time to read through it and we're happy to clarify anything.

Looking forward to meeting you!
