Roommate needed for 2 bd/2ba newly renovated apt.

Hi, my name is Karolyn. My current roommate is moving and I'd prefer to stay and replace her for a few reasons: I love the open space, lots of sunlight, and balcony. Since it is 2bd/2ba, there is plenty of privacy. One bathroom with shower is en suite, the other has a bathtub and is in the hallway. We can see one another often or almost never. I?ve only been here 3 years and don?t want to move again and pay a lot more for less space. Shared rent is less than $1400/per person/per month and you can actually save money or spend it on anything other than rent. The total rent for next year is $2556, which doesn't necessarily have to be split 50/50 between us, but we both need to be on the lease. It's so hard to find such a great space just 30 min. north of Columbus Circle (on D train). D Train is practically outside the building, less than a block away, a 5-6 min. walk. There is a large balcony with patio furniture (table and 2 chairs) If you smoke, you can smoke on the balcony, just not inside; (technically not allowed in lease to smoke on balcony or anywhere in the building, but probably fine if you don't make a mess or start a fire.) The kitchen has stainless steel appliances, including microwave, 5 element stove, marble countertops, and a DISHWASHER! (Once you have one, it?s hard to imagine life without it.) There is tons of cabinet space if you need it. However, I have pretty much everything as far as cooking pots/pans, dishes, glassware, silverware, so you don't need to bring any unless you want to. Large living/dining area. I have a small dining table with 4 chairs. And a drop leaf table, should you want to have more room to have friends over for dinner. Building has 24/7 security, so even the short walk from the subway late at night is safe. Gym is downstairs (for a fee of $20/mo), There are 3 air conditioners in unit, one in common area and one in each bedroom. Laundry is in basement. There are elevators in case I failed to mention that. Also garage parking on lower levels for additional fee should you need it. There is also a car park across the street, and street parking is fairly easy to find from what I?ve been told. Apartment is furnished; leather couches, coffee table, dining table, tv, etc. The room for rent would not be furnished. However, I have a surprisingly comfortable inflatable queen sized mattress that you're free to use if you don't have or want to move a bed. I think I covered everything, but if not please ask.

Cost to apply/credit check through Goldfarb properties is $75, non-refundable, but NO BROKER'S FEE! They will also want copies of your last 4 paystubs, W4, ID, bank statements, etc. So don't waste your time or money if you have bad credit or annual income less than around 55-60k. Last but not least, I would need to meet you to get a sense of whether or not we would be compatible roommates, and of course, vice versa. Weekends are best to come by to meet me and see the space. Briefly, I?m a 46 year old straight female professional working full time in midtown. I?m friendly and easy going, or so I?ve been told. I get along very well with my current roommate who mainly works from home during the week, and stays with her friend on weekends. It?s hard to say what I?m looking for in a roommate, since age, race, gender or sexual orientation never defined anyone. But please be sane, financially (and emotionally) stable, respectful, honest and reasonably friendly. Good luck in your search!
