$1150 for Medium Room in Bushwick

hello!

my name is claire (24f) and i am looking for someone to fill this room in a 3 bed 1 bath apartment. (all posters on walls are my current roommates and will not be there when you move in).

it's a one year lease starting on august 1st, 2024, ends on july 31st,2025. you cannot move in sooner than august 1st. now a little about the apartment:

-3rd floor walk up
-in unit washer/dryer and dishwasher
-5 minute walk to the halsey L
-15 minute walk to myrtle-wyckoff L/M
-i haven't had many maintenance problems, but when i do the response is quick
-the neighbors are nice and pretty quiet
-packages get delivered inside the locked front door and neither me nor my roommates have had any packages stolen
-pet friendly (one time pet deposit of $300)
-no smoking
-new appliances
-landlord provided hot water and heating (radiators)
-double closet
-11'x8.5' room

monthly costs:
rent: $1150
electricity: ~$40
gas:~$20-$30
internet: $15

about me:
i am a young professional in architecture. i work in manhatten tues-thurs and work from home on monday and friday. i am a very quiet a d clean person and bring my partner around about once a every 2 weeks. other than that i usually don't have people over. i love to draw, play guitar, go on walks and cook.

about the third room:
an accountant who works from home who is also very clean. will have friends over occasionally.

what i am looking for:
prefer to live with another girl, nb or queer person. i also prefer someone who is quiet and will keep the common areas clean. other roommate may be bringing a cat, so you must be okay with cats.

there is no application fee, but the security deposit is a month's amount of rent ($1150)
