Large Room - Only one roommate

NO COUPLES. NO PETS. NO SMOKING. NO OVERNIGHT GUESTS. If you like to bring the party home, this is not the place for you (sorry, not sorry!)
*This is a 6-month MAX sublet, I am not looking for a permanent roommate.*
RENT:
Money order, cash, or Zelle/Venmo. Must be paid between the 1st and the 5th of each month. If late, the sublet contract includes a late fee (because the management company will charge me a late fee).
$985 monthly rent (all utilities included)
$20 or less per month for toilet paper, paper towels, hand soap, dish soap, surface cleaner, and whatever else is needed for the apt.
The room includes:
- Twin Bed
- Desk
- Chair
- A/C and an additional space heater for the room are available
- Renovated closet space (includes built-in drawers)
- All kitchen cookware and appliances will be shared... But, keep them clean & DON’T eat my food, I hate that!
CLEANLINESS:
The person must be clean (seriously, no overnight dirty dishes it's an old building - roaches appear quickly) and be open to deep-cleaning the common areas of the apartment at least once every month.
QUALIFICATIONS:
- Proof of employment: The last two pay stubs, dates on them and name on them MUST be legible.
- Your monthly income must be above the cost of monthly rent, not negotiable.
- Two references will be needed, not negotiable.
ROOMMATE:
There is only one other roommate (me). I am a full-time professional (working from home and in person). I have an irregular schedule and sometimes work nights, so it’ll be nice to live with someone considerate of that. I also go to grad school (mostly remotely), so I’m very busy and keep a routine. I like peace and quiet when I can rest.
ALL GUESTS COMING TO THE APARTMENT MUST BE ANNOUNCED AHEAD OF TIME, NO OVERNIGHT GUESTS. I have aging parents, whom I visit often, battling a terminal disease so I am very COVID/monkeypox conscious, and I am not open to overnight guests (I also don't bring guests home myself). You CANNOT move anyone else to live with us, the place it’s meant for you and me (significant others and friends must live/sleep/shower/cook/etc elsewhere). I’m not one to be buddy-buddy with roommates anymore as I have been put through horrible experiences, but I am cordial and communicate efficiently, clearly, and directly.
NOTE: The apartment is on the 5th fl of a walk-up building. This hasn't been an issue for me, all supermarkets (and delivery services) deliver to the apartment door or notify me when they drop off items.
