Master bedroom suite for rent in 3 bedroom house

SECURITY DEPOSIT NEGOTIONABLE!
Rent includes all expenses (electricity, water, wifi, yard maintenance, etc.). The neighborhood is safe and walking distance to UT Tyler. The room is the master bedroom and includes:
- Private bathroom
- Walk-in closet
- Use of kitchen, living room, washer/dryer, garage, and backyard
Rent: $850/month
A security deposit of $1200 will be required upon move-in and will go towards your last month of rent with the rest refunded assuming no damages and proper notice (40 days) is given.

Pets are welcome after making sure they will get along with the dog already there, and would be an extra $50/month per animal (caged animals such as birds or snakes will not have this extra charge).
Would be living with two brothers in their early 20's along with a small dog. Both work back of house at Texas Roadhouse so are gone most of the day Sat/Sun, and one is currently studying Game Design at TJC. Both are quiet people who don't throw parties, so good for a serious student. Cigarettes are allowed outside the house, but no smoking inside and no drugs. Alcohol is allowed. Company comes over to play games on Friday nights and occasionally other times, but the noise is kept minimal (and you would be welcome to join for Dungeons and Dragons or MTG if interested!). Company is welcome so long as messes are cleaned up!
