In Search of a Roommate

I am a female in my 30’s. Looking for one roommate, ideally the same, to rent a 9 x 12ft unfurnished bedroom in a 3bdrm 1.5 bath single family home I rent (3rd room is loft area where kids sleep). We have one dog therefore, no pets. Walking distance to downtown Petaluma, on a quiet street. We have a big backyard and a tiny porch out front, it’s a lovely place to live.

Ideally looking for someone that will be a good fit. Preferably a female, maybe a student, or single mom +1 child.

I am a single mom who currently works in the medical field. I plan on going back to school to continue my course in Nursing. I am a mother of two beautiful girls. Actually make that 3, cant forget the dog. I like the house to be clean, and respected. The house is already furnished. All items you bring would have to fit in your room. We do have a large driveway and there's street parking.

Details:
- Rent $1100 due on the 1st of every month
- Move in date: Jan. 01, 2021
- Security deposit: $1500
- Credit check, background check and previous landlord references required. There is a $30 fee.
- 1 yr lease agreement.
- Utilities included: PG&E, Water, Garbage, and Wifi
- Access to brand new HE washer and dryer (they're only 1yr old, please respect the machines)
- Lease will expire a yr from when you sign contract. I do not know if I will renew or if the owners will want to sign another year with renters or go Mo to Mo.
- Surveillance cameras on property.

Rules
- No pets
-No Waterbeds
- No parties
- No couples or sleepovers.
- No cigarette smokers
- No drugs.
- Participation in weekly chores required
- Basically, clean up after yourself and don’t leave behind messes. Especially in shared bathroom.
- Drinking ok, but no drunks. Remember I do have children.
- No fire pits. We do have a BBQ on the premises.
- No aquariums
-No Waterbed.
- 2 months’ notice requested if planning on moving out
- Be an open and honest person that is capable of direct communication
- Just asking for someone that is kind, and responsible.
