Room for rent in nice house and nice neighborhood

Room:
I am renting a room located upstairs for $700 each. Adequate size approximately 10'×12'. The room is clean, nice closet space, and faces the front of the house. The first room is available April 1st.

Utilities (included in rent):
Electricity, gas, water, garbage, sewer, comcast internet (100+mbs), wifi.

House:
Me and my fiance live in a two story house off of Leisure Town and Ulatis and have lived here for 10 years. Very nice and quiet neighborhood. It is a 4 bedroom house 2 1/2 bathroom with three of the rooms towards the front of the house and the master bedroom in the rear, all rooms are upstairs. The kitchen is well sized, plenty of room in refrigerator and plenty of pantry space. The bathroom is right next to the room and is a private bathroom. The laundry room is downstairs, clean space and the washer and dryer are about 9 years old. The living room is furnished and spacious with a 50" TV. The garage is available for parking for $25 more a month if needed.
Close to parks, shopping, and easy access to freeway. The house is over 2500 sqft, has a nice front yard, big back yard, patio in the back, plenty of trees for shade. I take care of yard work and house work so the house is normally well kept, although this hot summer has taken its toll on the grass.

Myself:
I am 41 and my fiance is 32 , very responsible, bills paid on time, and respectful of our house. We do have a small dog (chihuahua/mini pinscher) who is well behaved but will bark the first couple times he meets a new person. I have been in management for over 19 years with the same job. I don't party, no drama, very rarely drink, and have never smoked or done drugs. I have a 17 year old daughter who stays with her mom most of the time but pops in from time to timeand me and her mom get along good with no drama. I am normally out of town through the day with work.
The way I calculate the rent is by all the utilities and the space provided that is competitive to the area we live in. Meaning I do not make any money off of anyone living here, I'm very fair.
