We have an quiet corner Bedroom with an excellent view of Ocean Beach and the Pacific Ocean available for rent on June 1st.

Our situation is a 5 BR, two-story flat (3rd Floor and Penthouse) in the Outer Richmond on 41st and Geary. Each of the roommates is a professional, well-educated, and working full time in either Health Care or Education. Age range is late-20's to early-40's. Each is financially stable and the environment is geared towards being low-key and generally independent from one another. This is an ideal situation for someone living on their own who wants a low cost, low stress option in The City. The location and neighborhood are top-notch.

Some of the perks include:

*Very large, clean Kitchen for light cooking.
*Clean Bathroom with excellent Shower. (This would be shared by you and three others, since one room has a private bathroom.)
*Located less than a block from the 38/R line, and just a few from the 5/R. In normal times, we also have the 18 and 31 passing a block away.
*Reasonably available street parking, in a safe neighborhood. We also have one driveway spot which is shared among us.
*Quiet neighborhood. Mostly families. Balboa Street (the 33rd to 39th stretch) is close by and have lots of little shops and restaurants. It feels like a small beach town.
*NATURE! Lincoln Park, Lands End, Sutro Heights, GGP and Ocean Beach are all within 6 blocks.
*Backyard/Fire Pit.
*Stable roommate situation. Two of us have lived here for 3 years, the other two moved in last year. The departing tenant was here for 11 years.
*Terrific Landlord. This unit was once his family's home and he has been great to work with. The apartment is solidly under-value even given the current situation.

The Landlord will run a background check once the roommates approve a candidate. The response is generally very fast. Move-in requires 1st Month of Rent plus an $850 deposit. Utilities require an $84 deposit and are generally about $60 during the Summer and $100 during the Winter. That includes PG&E, Water/Sewer and Recology.

A Couple of Quick Things:

*No Smoking or Vaping indoors.
*No parties, drinking, drug-use in common areas.
*A good candidate will be career-oriented, dedicated, hard-working and trustworthy.
*Realistically, living with four other adults is a situation that requires treating common areas like they are not your own. This isn't a situation for entertaining or home-making. This is a cheap place to live in a terrific location with other mature adults who you can trust.
*No Pets.
