Room in 3BR Sunset Apartment

Looking for someone to move in February 1st, but that can be moved back if necessary. Rent is $1,300 a month (can be pro-rated if not moving in on 2/1) with a $1,000 security deposit upon move-in that will be returned when you move out. Electricity and gas are included in the rent, but we currently split internet for $21/month each.

It?s a spacious 3BR apartment with 1.5 bathrooms and a large kitchen (we have pots/pans/dishes already but you?re welcome to bring more if you have some, if not that?s cool too). We have the living room furnished with an L couch, a recliner, a coffee table, and a 52? TV, and I?ll be looking to replace the loveseat that the exiting roommate is taking with him. There?s a balcony out front where we have a grill and some patio furniture. Everything is hardwood other than the tile kitchen and bathrooms. The room itself is about 16? x 9?, has its own closet, and has a window and door that open up to a back roof area. The room does not come furnished, the pictures show a previous roommate?s furniture.

We?re technically outer sunset but just a couple blocks past 19th Ave. The 7 and 7x Muni pick up a block away, the 28 is a couple minute walk, and the N and L are each 5-10 minute walks, so it's easy to get downtown. There?s a laundromat a block away, a Walgreens 2 blocks away, a Safeway 6 blocks away, and good restaurants and coffee shops are all around the area.

Myself and the other roommate are both guys in our mid-late 20?s who work downtown, and we?re pretty easy to get along with. I hang out in the living room after work, watch sports, cook food, etc. The other roommate spends more time in his room. I have people over occasionally to drink or barbecue, but I haven?t had a legitimate party in a couple years. If you want to have people over, use the living room or whatever else that?s completely fine. We keep the place clean but not obsessively clean.
