Live walking distance to Chestnut Street!

Ad ref# 101781139

Our lease is up for renewal on 10/1, and 3 rooms are opening up (can be available as early as 8/20). We haven't received the new lease terms yet, but we wanted to get this posting up as soon as possible. We're hoping to find new housemates to join us on the contract renewal (sorry, no sublets). We have a bit of flexibility on the move-in dates (see room descriptions below for more specifics).

LOCATION: We are at the corner of Presidio Blvd. and Letterman Dr. in the Presidio. We live in one of the old officers' buildings that you drive by and wonder, "Who lives there?" We are about a 5 min walk to the Lombard gate and 10 min stroll to Chestnut street shops and restaurants. A Presidio Resident parking permit is available ($50/mo). Still, a car isn't necessary as the Muni 43 stops right by the house, and The PresidiGo stops across the street. In case you don't know, the PresidiGo is a free shuttle for Presidio residents that goes to and from the financial district and stops at the Embarcadero BART. It's a free 25-minute ride to downtown that is clean and quiet with lots of working professionals. It is usually on time to the minute, so it's super easy to use.

THE HOUSE: Three level home with 5 bedrooms and 2-1/2 bathrooms. Since all bathrooms are in common areas, we've never run into any issues. The main level has a living room, dining room, full kitchen, and a 1/2 bath. The finished basement has 1 bedroom, 1 full bathroom, another living room, and a laundry room with a full-sized washer and dryer! The top floor has 4 bedrooms (including your bedroom) and 1 full bathroom. We also have a backyard with a firepit and Traeger smoker/BBQ grill, and a detached garage for extra storage. A cleaner comes twice a month to clean the common areas, but we tend to keep the house pretty tidy between cleanings.

THE HOUSEMATES: 2 males, both laid back working professionals. We generally keep to our own schedules, but occasionally hang out when the opportunity arises. Our solution to everyone working from home is that we mostly work in our own rooms. The common areas are also available as work areas. Still, calls and video conferences during work hours are taken in our rooms/offices to avoid disturbing the rest of the household.

YOU: Chill, clean, and respectful working professional who enjoys the aspects of living with roommates and who understands basic roommate etiquette. Someone looking for a home that's conducive to working from home during the weekdays and relaxing on the weeknights and evenings would find our home a perfect fit.

THE ROOMS: The available rooms are on the top floor.

Room 1 (can be available as early as 9/1) is 14'x11'8", faces the front yard, gets plenty of light, and includes 2 closets. The photo of the bedroom with the blue bedsheets and bookshelves is a previous occupant's setup.

Room 2 (can be available as early as 9/26, but open to working something out if you need to move in sooner) is 12'x9', faces the back yard, and includes a closet. Photos of the bedroom with the red lampshade are the current occupant's setup. Note: Some furniture seen in the pictures of this room will be available for purchase if needed.

Room 3 (can be available as early as 8/20) is 8?6" x 11? is on the top floor, faces the front yard, has two windows, and a closet. As a frame of reference, the current occupant has a queen-sized bed, and other items. The photo of the room is the one without furniture in it.

RENT AND DEPOSIT: The new lease begins on 10/1, and we should know what the new rates will be in the next couple of weeks. Rent for September can be prorated based on your move-in date. $1783/month for Room 1- or $1664/month for Room 2 or 3- plus utilities, which usually average about $200 include internet, cleaning lady, PG/E, Recology, and random household items like soap, paper towels, etc. A $1000 security deposit will be collected. A Presidio resident parking pass is available for $50/month.

NEXT STEPS: If our home sounds like a good fit for you and you're available to move in between 8/20 and 10/1, feel free to tell us about yourself: the more information, the better. LinkedIn and social media profiles would be great but aren't required. We'll narrow our search down to a small group of people and invite them to check out the house and meet the housemates. While we Shelter in Place, Zoom meetings/walk-throughs will be hosted. We'll ask finalists to join us for an in-person tour before proceeding to the Presidio Trust application process.

PLEASE NOTE: The Presidio Trust owns the application process and does not allow for sublets. A thorough background check (credit, rental history, and criminal history) will be conducted by The Presidio Trust since we're on federal property. An application fee will be charged. $46 was their application fee in the Fall of last year, we imagine it will be the same should you choose to apply.
