Extroverted Introvert w/ peaceful home & refuge

Hello Home Seekers -

I have a room available to rent in my soon-to-be new 2-BR apartment in the amazing Noe Valley neighborhood of SF. I am looking for a responsible, considerate, communicative, honest, and self-aware individual to join me in creating a sanctuary and refuge from the stresses of daily life. A "Home" where we are free to be our authentic selves (respectfully so, of course!) and escape the need to be "on" that is so often required of us in our day to day life in the "outside world."

I am looking for someone who is also willing to sign on to the lease, which is only a 6-MONTH lease, extending to month-to-month, thereafter. This will be required, as I do not want to be the sole person on the lease and ultimately financially responsible.

I am happy to communicate in greater depth with interested parties, but in brief:

THE SPACE:

- 1-BR, decent sized and with walk in closet. On the back side of the unit, so it's very quiet.
- small, shared living room which I will be able to mostly furnish with what I have.
- kitchen with new appliances, countertops, etc. Small but. more than enough. I do enjoy cooking and do so every night.
- Typical bathroom with shower/tub. Linen closet out the bathroom, where we can store whatever!
- Additional closet in main entry hallway, which is very long and can be used to add storage solutions (wall shelving, hooks, etc.)
- INCREDIBLE VIEWS from living room! Truly worth at least 1/4 of the rent!
- I have a sweet, 13-year old senior boxer. He is my LIFE and the most important thing to me. You must love dogs and be responsible and conscientious about keeping the common areas safe for him (ie: nothing he could eat or swallow when unattended, etc.). He generally sleeps during the day and when I'm home, he's always by my side. I'm an incredibly responsible, doting dog mama...so you'll never be saddled with that burden!
- Split utilities 50/50 (electric, wifi)
- There is 1 parking spot that comes with the unit, so we could switch off on that every other week or something, if you have a car!
- washer/dryer (coin-op) is in the basement, on-site!
- location is 6-7 blocks from the main Noe Valley corridor - a cute "main street" feel with many a coffee shop, bar, restaurant, bookstores and shops, a Whole Foods, deli/liquor stores, etc...everything you need!
- 1/2 a block down 28th Street is the 24-Divisadero MUNI bus, and 3 blocks down 28th Street is the Church Street J-MUNI streetcar. Very close to the public transportation to get you to the major hubs/areas of SF.

ABOUT ME:

- 41-year old filmmaker/producer, yoga therapy instructor, and occasional barista!
- I work from home PT, but will often head out and work in a cafe, as I prefer that environment to stay focused!
- I'm a night owl, but very quiet and generally in my room reading, writing, working, maybe watching a doc.
- I'm very quiet around the home space, as I like to be introspective, restore, think, dream, and restore my mind, body, and soul when I'm at home. I tend to be more of a social creature OUT of the apartment, and love to get coffee, go to dinner, do outdoor activities and adventures, etc.
- Happy to have occasional dinner/movie at home nights, game nights, etc. with my housemate and catch-up in passing. I like to give my roommates the same personal and mental space in and about the living space, as well.
- I'm very communicative, considerate and kind, and honest and looking for the same. I believe basic honest, forthright communication can at best, prevent and at worst, remedy any issues that arise in shared living situations.

MOVE-IN DATE:

- Roughly the 2nd week in February 2022. Rent can be prorated, but the full security deposit (one month's rent) will be required.

COUPLES:

- I'm happy to *consider* couples, though the apartment is especially conducive to 3 people consistently. Perhaps if one person works a night shift, or something to that effect...it might help stagger the comings and goings.
- The rent will be increased for couples and the utilities will then be split 3-ways.
