We’re friendly and social women in our 40s sharing a 3-bedroom apartment in the Inner Richmond, and we’re looking for a third roommate to join our home! We both lead pretty busy lives, but we love to catch up, chat, and hang out when we can, and always have a blast when we do!

Here’s a description of our place and the open room:

- Lovely Inner Richmond neighborhood. Immediate area is very residential and family-oriented. Just a couple of blocks away is a ton of fun restaurants, coffee shops, and bars. Close to multiple bus stops that take you downtown. Quick walk to Golden Gate Park or the Presidio for instant nature access.

- 3-bedroom, 3-bath unit on the 2nd floor of a 3-story house.

- We have the most amazing landlord living just downstairs—super supportive, responsive, and genuinely kind.

- The apartment is spacious, and the extra-high ceilings make it feel even more open and airy.

- The available room is at the back of the house, overlooking quiet garden views and away from street noise.

- It comes with a private en-suite bathroom that includes a full tub.

- The kitchen is shared and simply equipped (minimal, but functional).

- Carpeted throughout, except in the kitchen and bathrooms.

- Coin-operated washer and dryer are in the garage. (Landlord is happy to swap coins if needed!)

- Please note: there’s no additional storage space available in the garage.

- Monthly rent = $1,125

- Utilities = usually ranges from $80-$125 per month, more in the winter times

- 1 year lease, credit check, background check required by the landlord

Here’s our house culture:

- We’re two women in our 40s living very busy lives, so peace and quiet at home is paramount.

- We keep things low-key at home, so we don’t have guests over, either during the day or overnight.

- Home should feel easy and comfortable for everyone. That means respecting house norms and being mindful not to impose on each other’s space or routines.

- We keep the place clean and tidy in a lived-in, cozy way.

- Quiet hours are 10pm–8am: During this time, we use headphones for music, TV, or other audio. We don't cook and limit use of the kitchen and other noisy activities during this time, as there is a bedroom located right next to it.

- This is a NO-smoking household.

- No pets allowed (per landlord’s rules).

- Street parking only (plenty of spots, but need neighborhood permit).

What we’re looking for:

- 3 Rs: Someone Respectful, Responsible, and Reasonable.

- Respect: We want someone who genuinely cares about maintaining a peaceful home, not just someone who follows rules to avoid conflict.

- Responsibility means paying rent and bills on time, keeping shared spaces clean, and sticking to both the house rules and lease terms.

- Being reasonable means using common sense, being flexible when life throws a curveball, and picking up on social cues to help keep the home calm and cooperative.

- Must be fully employed and financially stable. Preference will be given to someone who works outside of the home, as one of us is already working remotely.
