Rent for 1 Person: $1050 + ~$120 for utilities (gas, electricity, water, sewer, trash, internet)
Rent for 2 Persons : Price Negotiable + ~$240 for utilities
Utilities are higher than normal because we are staying home all the time.

The House: Two-story single family home in San Francisco with 4 bedrooms, 3 full bathrooms, two living rooms, a dining room, a library space, laundry room, backyard, patio, and fully equipped kitchen. All living spaces except bedrooms are shared. The house was built in the 1920s and was renovated in the early 2000s, so it has that old fashion vibe yet many modern conveniences. It’s a large home; you will get a lot of bang for your buck.

Us: Three people. Joe (32) and Jay (45) are married and live upstairs. Randall (32) lives downstairs. We also have three cats.

The Room: Located downstairs, The bedroom is 10x12ft with a small window and a doorless closet. There is a 8 inch shelf that wraps around half the room.

You Also Get: You will get another closet + 1/3 of the library. Room is semi-furnished if you need that. You will be able to use and occupy the common spaces. You also get one of the bathrooms that will be yours to exclusively bathe in (toilets are for everyone.)

COVID NOTES: The housemate moving out is high-risk, so we are very considerate of our exposure. That said, our household does not social distance or wear masks while inside our home. Joe and Jay have two friends over regularly that are a part of their “Pandemic Bubble,” and occasionally visit Joe’s parents. Joe works on-site at their job once per week. Randall occasionally visits his partner and works on-site twice a week. All necessary safety precautions are practiced while at work or out of house.

The Neighborhood: Ingleside is an excellent, mellow neighborhood. Walking distance to Target, Wholefoods, Walgreens, lots of restaurants and more. SF City College, SFSU, Stonestown, and BART are 5 minute rides away. Street parking is decent, Interstate 280 and 19th Avenue are nearby. Easy access to the Peninsula.

Other Conditions:
Cats Ok, as long as they can live with 3 other cats.
Dogs negotiable.
No smokers.
No illegal drug user.
No heavy alcohol user.
