**Private Room, Quiet, Laundry + Dishwasher**

Private room, quiet area, washer/dryer (free), dishwasher. Full kitchen access. No couples.

Note: My 10-year old son is over 3 nights a week. He's cheerful, friendly, and polite. My last roommate said he never noticed him.

Available from Aug 16. Feel free to move your stuff into our living room a couple days in advance if you need to.

- $1025 a month (prorated for portions of a month)

- Utilities (gas, water, electricity, high speed internet) average $100 per person a month over the course of the year. Garbage is paid by landlord.

- Housecleaning (in common areas only, not in your room) 2x a month is $33 a month. Your time is far too valuable to spend mopping the floor. :)

- Cost to move in: first month's rent + $1000 deposit.

There are no additional costs.

- Room is about 200 sq feet (typical large bedroom in the Sunset district)

- LOTS of closet space: 2 small closets, 1 large closet

The unit is the upper floor of a typical Sunset home with two large bedrooms. You would have the largest room and the most closet space. East-facing room with lots of morning light; great for early risers.

Street parking is very easy. I've never had trouble finding a space within a block. Street sweeping is twice a month.

Home is very quiet. The living room is full of books, and there is no TV. (I watch shows occasionally on my computer.) If you want to set up a TV in your room you are welcome to do so.

I've lived in SF for 15 years now, and Golden Gate Heights is the prettiest place I've lived. Quiet and safe, with easy walks to the best views in the city. Just a few blocks from public transit, Safeway, and the shops on Taraval. The hustle and bustle of the inner Sunset is a five minute bike ride away. Easy access to gyms, dumpling shops, grocery stores, and public transit.

We're experienced house-sharers, looking for one person who wants to share a pleasant living situation. We're open to living with anyone who seems mature, responsible, and committed to making group living work.

- No smoking, no drugs (I don't care if you smoke pot, but not in the house, please. Thanks!)

- Yoy are welcome to have occasional peaceful social gatherings, but we don't have any, so if you prefer a quiet house, you will fit right in.

- No couples, please. Real sorry about that, but the lease specifies three people.

- Though it probably goes without saying in San Francisco, this is a LGBT-friendly house.

You'll be living with two men (no, we're not a couple), and, as mentioned, my son part time.

References from previous roommates are available.

I am working from home, so, yes, there is someone around the house most of the time. We're quiet, and considerate, looking for the same.

- Very nice stair climbs up the hill a few blocks away

What we're looking for:

We're quiet professionals and considerate roommates looking for the same; male or female fine. No smoking, no drugs, no wild parties. We've all been good about tidying up after ourselves, keeping the common areas clean, and having overnight guests in moderation. Looking to keep it that way.
