1 BR in 3 BR house

Hello, potential future housemate!

My roommate and I are looking for a new third roommate to move in ASAP. Have a look at the info below and if you think we'd be a good match, send me an email. Please do read it all, and don't just send me a generic response. Tell me what appeals to you about living here and a bit about who you are, and we'll go from there.

THE BASICS
- One bedroom available in a 3 bedroom, 2 bathroom house with hardwood floors throughout located at 10th Ave and Quintara, available for immediate move-in.
- Rent for the room is $1700/month. Utilities add around $75-120 depending on whether it's a trash month or we do housecleaning that month. First month's rent will be pro-rated.
- Room is large with big east-facing windows. It easily fits a queen bed, dresser, and large desk with plenty of floorspace left open.
- There are two closets in the room, plus two common closets that can be rearranged to make space for coats, etc. There is also quite a bit of storage space in the garage.
- Renting to one person only, any gender
- No smoking of any kind.
- No pets, unfortunately :(
- No partiers. Occasional dinner parties and visitors are fine. Being loud late at night is not.
- Be able to provide a good credit history/FICO score as part of the rental process, if selected.
- We're month-to-month at the moment, but have both been here for a number of years and aren't looking to move anytime soon. We'd prefer someone who would like to stay long-term assuming it's a good fit.
- This is a sublet, with the opportunity to sign on as a master tenant if we sign a new annual lease.

YOU
- The usual requirements apply: clean, considerate, easy-going, able to pay rent and household bills on time each month, and possess basic manners and good personal hygiene.
- We don't need to become best friends and hang out all the time, but we should get along reasonably well and be social when we see each other.

US
- We're both in our early 30s. I'm female and work in tech, my roommate is male and works in finance. You'd be sharing a bathroom with me.
- I like to bake and am happy to share when I bake way too many cookies (which happens fairly often)
- In my free time, I ride horses in Oakland, so that keeps me out of the house several evenings a week. My roommate is a gamer, but has his setup in his room.

THE HOUSE
- House was fully remodeled about 5 years ago
- There is a garage, but the parking spot is already taken. Parking in the neighborhood is easy and permit-free, though.
- Washer/dryer in the garage
- Backyard access through my roommate's room. We don't use it much, but you are welcome set up a grill or do some gardening if you like.
- Wood-burning fireplace
- We generally have a cleaner come in about once a month and split the cost, but that's open to discussion.

LOCATION/NEIGHBORHOOD
- We're technically in Golden Gate Heights/Forest Hill Annex, but it's easier to say Inner Sunset :)
- Easy MUNI access to downtown (6 bus stops 3 doors down and Forest Hill Muni station is a 15 minute walk). You can pick up the N at 9th and Irving as well.
- The 6 goes down to Irving St in about 5 minutes - there are a bunch of great restaurants, stores, etc. There's also a farmer's market every Sunday from 9am to 1pm at 9th and Irving.
- It's a quiet, safe, family-oriented neighborhood. Many of the neighbors own their houses and have been there for decades. It's the kind of neighborhood that still has a block party every year.
- It's also close to West Portal and Inner Parkside, though it's a pretty steep walk (but easy, quick drive).
- Easy driving access to 19th Ave, the 280, and the 101.

FURNITURE
- We're pretty much fully furnished in the common areas - there's very little space to add anything else. We've got two couches, a dining area, and lots of bookcases (I can clear space on the bookshelves if you're like me and have a ridiculous number of books).
- If there's a piece that's important to you, we might be able to work something out. There is also enough space in the garage to store some small pieces of furniture.

KITCHEN
- The kitchen is the reason I originally moved in - it's large for SF with lots of counter space.
- Granite counters, dishwasher, gas stove, and full size stainless steel fridge.
- Lots of cabinet space. Each roommate has one cabinet just for their food, plus plenty of cabinets for shared food and dishes.

BATHROOM
- There are two. One is downstairs (en suite in my roommate's room), the other is upstairs and would be shared by you and me. It has great water pressure and quite a bit of storage.

MOVE-IN
- If you're a good fit, we'll submit your application to the property management company.
- You will need to provide a check or wire for pro-rated 1st month's rent and for security deposit (additional 1.5 months' rent) prior to move-in.
