Roommate Wanted - Only considering roommate who can physically view the property, and be able to sign a sublease.

Seeking a clean and tidy, responsible, reliable, respectful, quiet roommate to share a newly remodeled pre-war home (circa 1916) literally situated just 10 minutes above the Castro on Danvers Street.

Located across from a lovely restored residential Merritt park, this beautiful home features a formal dining room w/original wooden Victorian paneling, brick fireplace (non-working), sun-drenched living room, original hard wood floors throughout, new remodeled kitchen w/ granite countertops, dishwasher, remodeled shared 1.5 bathrooms, washer and dryer in garage, backyard, and is minutes from Castro & 18th, Mollie Stone's, Whole Foods, and many other shops, caf?s, restaurants, and pubs. Also, the 37 Corbett & 33 Stanyan buses are located just a few steps away!

Potential roommates must be comfortable living with a loving, 6-year-old "service dog" named Bodhi, who receives daily visits from a dog-walker (M-F), in addition to me working out of the home, M-F from 12-8 pm.

As the roommate you will occupy the second floor "Master Bedroom", which features 2 closets (one walk-in, the other normal size) and large, East facing sunny windows street-side over looking the Merritt park.

The house will be fully furnished with exception of your room. The entire house, except for the massage room, will be accessible to you. The newly renovated kitchen will be outfitted with all the essentials such as flatware, dishes, cookware, fridge, gas stove, and some smaller kitchen appliances (toaster, microwave, etc.)

The house is currently going through a remodel and pictures really don't do it justice. I have access to the house during the renovation, to show while interviewing potential roommates. The landlord has promised the house will be done by 1/1/18!

Terms & Conditions Agreement
? Your rent will be $2,600/month w/ an additional $2,600 initial security deposit to be collected upon contractual agreement to rent. Security deposit will be returned to you once final inspection by the master leaseholder has been completed and is considered 'ready to rent' to the succeeding roommate. You must leave it exactly as you found it!
? Potential roommates will be signing a year's sub-lease with landlord upon contractual agreement between master leaseholder and sub-tenant (roommate).
? All utilities "ARE NOT" included in the rent. The cost of the utilities is unknown, as this is the first time that the house has been on the market as a rental. So I have no estimates to offer at this time.
? The entire household (including the potential roommate's bedroom) will be maintained as a nonsmoking environment. Absolutely no drugs, Marijuana or cigarette smoking will be tolerated. This is not a party house as I run my professional business out of the home. However, I'm not oppose to occasional, low key, weekend dinner parties or holiday parties.
? All common areas are to be kept clean and presentable to guests and my massage clients. Please respect my claim to clean and uncluttered space and I will respect your claim equally.
? The commonly shared supplies such as paper towels, toilet paper, trash bags, cleaning products, can be shared. In addition to this, if we both agree, we may share a maid service as well.
? There will be DirecTV available in the living room, but you will be responsible for having it installed in your room, if you so choose to have it.
? Sonic fiberoptic high-speed Internet will also be shared.

The pictures that are attached are only of the house and the room for rent. As mentioned above, the house is undergoing a renovation, so please try and look past the mess in the pictures.
