Option 1: 1 room $1150/mo total.
Option 2: For extra $135, take a 2nd room.
(the living room, which has a door.) = $1285/mo total.

(Otherwise it stays the living room.)
Sorry, but landlady does not allow pets, 3rd roommate or couples. Rooms are for you alone.
10 month lease.
YOU:
Considerate, mature.
ME: Considerate, upbeat, easygoing writing teacher.
Not lots of “partying”.
And we’re both vaccinated.

SUNNYSIDE, Queens:
- Convenient, relaxed family neighborhood. People of many countries & cultures.
- 1 block from #7 subway. Midtown 40 min.

- Streets full of shopping, some 24 hr; incl Laundromats, banks.
- Tons of restaurants every country (Korean wings, Indian etc). Even thrift shop w books.

- Feels alive, yet unhurried. Barely Manhattan.
- Buses to Astoria etc; 5 min to LIRR. Farmers Market. CitiBike coming.

APARTMENT:
- Ceiling fans & AC in both your rooms.
- Parquet floors. 2 skylights.

- 2nd floor, sorry not Accessible.
- For person any race, religion, gender or orientation.

YOUR 2nd ROOM (If you choose):
I think 2 rooms give a mental separation, so you work with deeper focus.
- Examples: A separate office or library. Studio, practice-room,
Exercise, yoga/meditation room.
Entertainment center, storage.

ABOUT ME:
I'm female, Austin transplant. Writing teacher (Adult Education), studious type.
I'm easy to negotiate with, cooperative, upbeat. Neat and organized. Quiet. I work from home.

I like reading/podcasts in science, philosophy etc. I write essays. I like learning & listening to people’s ideas.
Also pop culture, movies, alternative music, fashion.

YOU AND I BOTH:
- I’m friendly. But I understand that we may, or we may not, become friends- I’ll respect your space.

It helps when some channels do stay open: Touching base, a chat, perhaps share a breakfast sometime.
- Work together as respectful team.

- Reasonably quiet (music is fine). Guests are generally people we know (esp in Covid).
- No smoking (vape fine); no serious drink or drugs.

RENT BIZ:
- Sorry but landlady doesn't allow pets; or couples, or children.
- Long-term: Lease is 10 months (not 12). Landlady asks proof of resources (income, scholarship, etc.) & References.
1 mo rent + 1 mo security ($1150, not 1285).
