$893 Lg Room, Spacious Rego Park Queens Apt-Sept 1

Ad ref# 101949319

Safe lively neighborhood, lots of nearby stable businesses and amenities that are open now or likely to reopen this summer/fall--several great shopping malls, numerous banks, food stores and restaurants in immediate vicinity. Starbucks and several 24-hour stores are right around the corner--gourmet/organic deli, drugstore and supermarket are conveniently on the way to and from the train or bus. No on-site parking garage, but local streets have residential parking. Queens Blvd, LIE, and R/M subway (63rd Dr stop/Rego Park, 1/2 hr to Manhattan) are just 1 block away, plus various buses are available. LIRR in neighboring Forest Hills, where Austin St. also has good shops and restaurants.

Your portion of the rent will be $893. This apartment is a furnished rent-stabilized apartment but the rent is now frozen, thus you will not be subject to any rent increases! Apartment is nearly 1000 sq ft with lots of windows--Share huge living room with dining area, eat-in kitchen and common halls, yet enjoy your own semi-furnished separate sunny large (approx 12'x18') bedroom with wood floors and a mid-size closet. You're free to enjoy my library as well since it's housed in large bookcases that can't be moved out of your room. Two other large bookcases are empty for your own use. Other furnishings include a small fridge, lighting, black-out curtains, custom-made bulletin/wall panels with lots of hooks beneath, a couple of stools, large dresser with six drawers, night table with lamp, small bookcase, coat rack, small coffee table and a large round table ideal for computer work or eating. (Large table is disassembled right now, so you have choice of using it or not.) A shopping cart is available. You can see some items in the photos-- you are free to add any other items that fit, including an AC. There is plenty of room for whatever size bed you prefer to bring in. You have close access to a big bathroom shared by only one other person--you may keep your supplies there, as I keep mine in another bathroom attached to my bedroom. Take note, you'll be getting the larger bedroom and bathroom!

Heat is included in the rent. Electric, Gas and Cable/Internet/WiFi bills must be split with other 2 residents; the 1/3 portion you use will come to $70 or less per month. I cook a lot and keep a fully stocked kitchen. If you like to do the same we can work out sharing food storage, utensils, dishes and appliances.

This 3rd-floor apartment is in a pleasant recently-renovated late 1930's 7-story multi-unit brick building with newly replaced modern elevators. Not really wheelchair-accessible due to sunken-style lobby. On-site laundry/several outside laundromats. Several gyms in the neighborhood/other recreational facilities nearby, plus 3 parks: Juniper, Forest and Flushing Meadows. Picturesque residential parts of neighborhood make for lovely walking or jogging.

Apartment relatively quiet despite proximity to commercial area. Outside of keeping the noise level down late at night in respect to the neighbors, the walls are pretty thick and we've found that any of us playing TV and music late is fine... between us sound can always be muted/headphones worn if absolute quiet is needed. Once pandemic restrictions are lifted we'll be able to have company beyond one or two visitors over, but since most of the interior furnishings are those of myself, the original tenant, I naturally prefer that gatherings be on the small side and for you and guests to be respectful of the furniture.

You must like, and not be allergic to, cats. As the leaseholder of this apartment for many years, I've let my 2 friendly felines occupy all its general areas--they are older and are not in the habit of scattering or knocking down anyone's items. They tend to hang out in either the kitchen, living room, or my room most of the time and actually respect the other roommates' spaces even if rooms are left open. Since they are older, I don't wish to have them stressed with having to deal with a roommate's pet, so I cannot accept a roommate who is hoping to move in with a pet of his/her own. Yet it's a plus if you're an animal lover, my cats will surely return your affection! You can ultimately elect to keep the cats out of your room-- personally I prefer we have doors left open during the day so natural light can reach the apartment's interior and air can cross-circulate. If you have any concerns about pet hair, I do vac all areas and supply lint rollers. It is important that you too are neat and put away your clothes, that will keep my cats off them! I prefer that you are personally mindful about keeping your room clean and free of excess piles of laundry or packages of food. Speaking of neatness, we are all busy people and thus require that you also do your share of the common household upkeep and cleaning.

Your room is available September 1st. First and last month's rent (security) required prior to move-in. Minimum 6 month stay, longer is preferred. Two months notice if you're moving out. Security may not be used for the last month?s rent.

You must be reliable and mature. We existing 2 roommates prefer to room with working, non-smoking people. Be ready to provide information about your job and recent W-2/pay stubs.

THIS APARTMENT AND ITS OCCUPANTS ARE ASSUMED TO BE CORONAVIRUS-FREE. The room for rent will be cleaned and sanitized before move-in. I was isolated alone in this apartment for much of this pandemic year (roommates had gone off to stay with their families) and I myself haven?t experienced any virus symptoms. I wear a mask outside and social-distance, sanitize as needed and rarely go out to shop. I?ve rarely traveled for work and don?t plan on having any visitors except for clients, one close friend at a time, or roommate candidates.

Once we determine a mutual interest in rooming via email, we can move on to video-chatting on WhatsApp, Google Duo or Zoom to interview together. A masked and distanced in-person room and apartment tour can be arranged at your convenience.

PLEASE RESPOND WITH DETAILS ABOUT YOUR OWN KNOWN (AS IN TESTED), OR ASSUMED, PERSONAL COVID STATUS. Let me know a little about yourself, your job, interests, and the minimum time span you are thinking of renting for when you email your response--Thanks!
