I am looking to secure an apartment and fill two rooms in a new luxury rental building in Long Island City. This building that I'm most interested in securing is an unbelievably beautiful, contemporary modern luxury elevator building in Long Island City, near Queensboro Plaza. About a 10 minute door to door commute to Grand Central, Manhattan. This ad summarize the details of the room, the details of the building, and lifestyle expectations.

MOVE-IN TIMING:

The lease would be a 12 month lease. Should you decide to move in, you will be formally added to this lease, which all roommates will be equally responsible for.

THE APARTMENT:

The apartment is a two bedroom and two bathroom apartment, with a full kitchen, living room / dining room. It is one of the largest floor plans, and in the most desired spot of the building. The apartment is elevated on a floor high enough to have significant privacy from the ground. Modern appliances. Huge windows.

YOUR ROOM:

You have TWO rooms to pick from:

Room 1) The full bedroom.

This is about 14'10" x 9'7", with a large closet.

Room 2) The created private living room with a private balcony, larger than the full bedroom.

This is about 17'6" x 9'7", with a private balcony and large closet outside of the room (the apartments coat closet).

We will turn the massive living room into a private third bedroom and build a real wall and door. This makes the monthly cost of these units a little more affordable to established young professionals by dividing the rent 3 ways instead of 2. The building's multiple lounges and amenity spaces makes up for the lack of a sizable living room (even though we will leave a little bit of space still in the apartment for a couch and TV). This arrangement is likely the only opportunity to live in a luxury building near manhattan with an individual rent much less than $2,000 monthly. I have a professional wall building company that is allowed by the building's office and fire code.

COST:

Rent is due monthly and paid directly to the building's portal. For the 12 month lease.

Rent for room 1, the full bedroom: $1,340

Rent for room 2, the larger created room with private balcony: $1,360

Rent is due the 1st of every month that you live in the room, including any month where you may be moving out later in that month. (You can ask your replacement to pay you back the prorate).

Security Deposit: 1 month of your portion of rent.

Amenities: FREE! All of the building's amenities are built into the rent and there is no charge. This is unusual for these luxury rentals, especially with all the amenities this building has to offer.

Application fee: $20 each

Wall building cost: approx $500 each

We will split utilities. Divide it 3 ways, it usually runs approx $100-200 each, for everything.

LIFESTYLE:

I am a clean, modern, and minimalistic individual in my late 20s looking for roommates approximately the same age with similar lifestyles. I would prefer roommates who are quiet during the week, clean, calm, and collected. During the weekend I don't mind if people have fun, but I am not looking for people who frequently take the party home. My aim is to have fun while still being professional. When all the roommates agree the timing is ok, a tame party every once in a while in our incredible apartment is ok. Not anything too crazy and not every weekend. Overall, the goal is to have a beautiful and mature modern home. Not college 2.0. In addition, since we will be paying for an expensive and beautiful luxury apartment, it will be my hope we live in it as such. I am looking for individuals who are very clean, never leaving dishes in the sink, and know how to use a dishwasher. I would also have the expectation that all the roommates invest in making the living room and apartment feel finished and like a home instead of an afterthought. Ideally, we would also have a shoe-free apartment for roommates and guests to leave their shoes at the front door.

I have a fondness for high-tech toys for home automation. I have one of the iRobot Roomba robot vacuums, for example. Yes, it is awesome haha. I would like to install some high-quality smart home tech, such as Amazon Echos, networked smart lighting, and smart door locks. Nothing too crazy or overpriced, but a fully functional, modern, elegant, smart home. I also know a number of friends in the area. If you are new to the area, I am happy to introduce you to some good people. If you are looking for a more quiet space, that works as well.

As a side note, some of the professional work that I am involved in has political and security implications. Due to both this and general lifestyle wishes, the apartment must remain absolutely drug and smoke free. In additional to this, although in most cases it may be silly, President Trump has caused significant issues for the field that I am involved in. If you are an avid supporter of Trump's agendas, there is a strong likelihood that sharing an apartment may be more challenging with the nature of my work. With the current state of political affairs, please keep this in mind upon reaching out.

REQUIREMENTS:
