LGBTQ+ Astoria penthouse; 2 bdrms/private bath

My girlfriend and I will be renting out two rooms and a bathroom in our "penthouse" apartment on 30th Ave in Astoria (August 1st). It's a 4 bedroom/2 bathroom- the apt encompasses the full top floor of our building (third floor walk up with code access + intercom) and there is only one other residential tenant below.
There are two large bedrooms ($900 each) & two smaller bedrooms ($800 each) making rent $3,400 total. All of the rooms are large enough to fit a full size bed and have their own closet.
I rent half of the apartment with my partner (one large room as our office, one small room as our bedroom, + we share 1 of the 2 bathrooms). We are both 24 and work from home in the fashion industry (I also work at a boutique on weekends and my partner is going back to school full time in the fall).
in our rooms quite often and don't mind if you do too, but please no tobacco. We share a kitchen and living room that we keep super clean and organized (our only strict "house rule" is that we don't leave dishes in the sink or any other mess behind bc we all use the kitchen multiple times a day). My girlfriend is vegan and I am pescatarian, we don't cook any meat in the kitchen but it's not a problem if you do. You will have full access to the kitchen and your own personal cabinets and designated space in the fridge/freezer.
The two available bedrooms (one of each size available $800-$900) are side by side in a hallway on the opposite side of the apt from us and share a private bathroom between them, so if you are looking to move with a friend it's the perfect set up. It is also possible for one person to rent both rooms for $1,700 a month and one as a walk in closet or home office. Two months rent are required upfront (one is a deposit). There are no income requirements since we are renewing our current lease, you just have to pass a free background check for the landlord. Utilities + internet are not included (internet is $25 a month, utilities vary month to month but are usually around $45).
