Mature Roommate Wanted

Private room with closet available in small one bedroom share. I live in the living room area.

Apartment is off the corner of 41st Street and Ditmars in Astoria with several options into Manhattan. On a good day it will take you about a half an hour to get into midtown. Very basic living here but its nice quiet and safe neighborhood. Area has all you can expect: 24 hour groceries and delis, laundry, gym.

I am a waiter with a creative background and a sweet black cat. I am not a "scene guy"and more of a homebody during downtime.

While I'm open to other potentials the ideal roommate is also a mature gay man (40's plus) with a 9-5 day job who wants to cut down on the cost of living. Its a small space. No bad drama. Smoke friendly. No overnight guests/bringing the party home. No couples. No working from the apartment. Respectful of privacy. This is a good deal for the right person. My goal for the foreseeable future is to try to save as much as I can. Need someone on the same page.
