Sunny room with potential for extra office space

Seeking a roommate for a lovely, bright apartment in Astoria at 35th/Broadway with a move-in date of August 1st. The room is street-facing, gets good light for most of the day, and has a view of the Empire State and Chrysler Building.

Rent is $1200/month, with utilities averaging an additional $85/month (varies by gas/electricity usage throughout the seasons). There?s also a backyard garden shared by the tenants. Must be cat-friendly (one already lives here). No couples, please.

The apartment is a fourth-floor walk-up in a building of seven apartments. The bedrooms are on opposite sides of the apartment. My current roommate and I have both been working from home since March due to the pandemic and it has been super easy for us, mostly because of this distance between the bedrooms. For those working from home, I would be open to converting a part of the living room into an office space for use solely by the new roommate. I don't use the room much at all, there?s plenty of space, and it?s very quiet at all hours of the day.

I work in rare books, practice meditation, and generally enjoy a peaceful space, so looking for someone who likes the same. My ideal roommate would be another working professional who is respectful, tidy, and relatively quiet. Because of the very sweet cat, I do a good cleaning of the shared spaces about once a week or whenever necessary. I?m hoping for a roommate for a 6-month lease, at which point we could discuss continuation.

There are tons of great restaurants in the neighborhood, an excellent laundromat not half a block away, a well-stocked international supermarket one block down, and a 24-hour green market that's a few-minutes walk down Broadway. It's just a block away from Kaufman/Astoria studios, which is attached to the Museum of the Moving Image, and about 15 minutes walk from Socrates Sculpture Park. It's equidistant from the N/Q at Broadway and the R/M at Steinway, just four quick stops to Manhattan on any train. It's also about a 20 minute walk to the Astoria Ferry, which gets you into Manhattan in about 30 minutes.
